Maximum occupancy levels in our villas at Highlands Reserve are governed by our rental license issued by Polk County and will be strictly enforced.They are -3 bedroom villa = 8, 4 bedroom villa = 10, 5 bedroom villa = 12, 6 bedroom villa = 12

A 10% credit card reservation deposit will be required to secure a booking.

The balance is due 30 days prior to the vacation and may be paid by any of the following methods: 1) Bank transfer - wiring instructions will be provided.2) Stripe Secure Payment where the funds are drawn from your bank account.3)Stripe Secure Instant Payment where the funds are drawn from your bank account but guaranteed by your credit card.4) Stripe credit card payment. 5) We can also take your credit card details and run the payment through our back-office system.

Cancellation will only be accepted in writingor email. Cancellation more than 30 days before your vacation = Loss of deposit. Cancellation 10 to 30 days before your vacation = 50% of vacation cost. Cancellation less than 10 days before your vacation = 75% of vacation cost

A $250 security deposit payment on a credit card will be required prior to check-in and will be refunded when the villa has been inspected.

Check-in procedure will be advised as part of the final payment receipt, generally check-in is after 4:00 pm and check-out is by 11:00 am but may vary depending upon which villa you have been allocated.

Everything you could need for a great vacation. Air-conditioning in all accommodation areas, heated pools in screened pool deck areas (additional charges apply), fully equipped kitchens with microwave and conventional ovens, refrigerators and ice machine. All bed linen is provided and there are plenty of bathroom and pool towels for the whole party. The villas have their own laundry facilities with washing and drying machines. There are two cable TV's in each villa, all master bedrooms have en-suite facilities and there are security safes and private garages in each villa. We can provide cribs and highchairs if booked in advance, some homes have complimentary cribs and highchairs as standard.

You will not need to take anything other than your personal belongings and clothes. If you intend going to any water parks you should take your own towels for this purpose.

Yes, all the villas have credit card operated telephones for your convenience although long distance calls can be expensive.

On site we have a championship-rated golf course, tennis courts, child play area and communal swimming pool. Within five minutes there are restaurants, banks, pharmacies, shops and supermarkets.

Honestly................12 minutes at best and 19 minutes the long way.
