Maximum occupancy levels in our villas at Highlands Reserve are governed by our rental license issued by Polk County and will be strictly enforced
3 bedroom villa = 8
4 bedroom villa = 10
5 bedroom villa = 12
6 bedroom villa = 12
A 10% reservation deposit will be required to reserve a home.
Balance payment details
The balance is generally due 30 days prior to the vacation and may be paid by any of the following methods:
Option 1 - Direct bank transfer from US or UK bank accounts
Option 2 - Stripe secure online payment with debit or credit card
Option 3 - By debit or credit card where we take the card details from you and run the card transaction manually .
Option 4 - By international bank transfer using www.wise.com, some extra fees may apply
Cancellation will only be accepted in writing or email.
Cancellation before the balance is due = Loss of deposit
Cancellation 30 to 10 days before your arrival = 50% of rental cost
Cancellation 10 to 1 days before your arrival = 75% of rental cost No Show = 100% of rental cost
We will send a reminder to you before your balance is due and we reserve the right to cancel the booking without compensation if full payment is not received by the due date.
A security deposit of $250 will be required to be held against damages, spills and breakages etc. You can pay this with a credit card, Please note your credit card will NOT be debited, but will simply be “authorized” for a maximum of $250. This authorization will be cancelled when the villa has been inspected after your vacation.
Check-in is after 4:00 pm and check-out is by 10:00 am. The precise check-in procedure will vary depending upon which villa you have booked will be advised as part of the final payment receipt. Subject to availability it may be possible to pre-book (at additional cost) an early check-in or late check-out.
The photographs and descriptions on the website are provided to us by the home owners and do not form part of any contract. The owners reserve the right to make any changes or improvements to the home and furnishings and fittings. In the event that unintentional errors, mistakes or omissions occur we cannot accept any liability for these details.
Use of the swimming pool is at the client’s own risk. Guests are specifically advised not to allow unsupervised children near the pool. No diving is allowed. No glass of any kind is allowed in the pool area and food and drink is specifically barred from being consumed in the pool’s, spa’s and hot-tubs. We will provide tables and chairs on our pool decks and food and drink should be restricted to these areas.
Pool heat is available at additional cost though please be aware that during the colder winter months it is not possible to guarantee the temperature of the pool. If the outside air temperature drops below 55°F (13°C) the owner cannot guarantee that they can maintain the pool temperature at a comfortable temperature. We will provide the insulating pool blankets to help to maintain the pool heat when the pool is not in use.
Pets and animals.
Pets are not permitted in the home without our written prior consent at the time of booking. If you are found to have a pet in the home you will be asked to leave the home without any compensation and the full security deposit will be forfeited to cover the costs of professional cleaning the carpets and furnishings etc...
For the comfort and safety of our guests, smoking is not permitted in any of our homes. However, guests may smoke in the pool area and surrounding gardens.
The agent, home owners or management company do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the villa or pool by either the guests or any of their visitors to the home.
The agent, home owners or management company will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, hurricane, tornado, technical/weather, problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owner|s or agent|s control.
The agent, home owners or management company do not accept any liability whatsoever and no compensation or other payment will be made for loss, damage or injury caused by war, strikes, adverse weather, disasters, transportation or other events beyond the owner’s control.
All our homes are privately owned so we reserve the right to move villa bookings into a similar home if circumstances beyond our control result in a clients originally booking being cancelled by the owner, or their Property Management Co.
Who are we?
This website was set up by Barrie and Jane Pike, who have owned villas at Highlands Reserve golf course since 1999 and have been successfully advertising their homes on the internet since then. The website is now managed by Ed Skilbeck, a keen golfer. We do not personally own any of the villas shown on this website. They belong to members of the Highlands Reserve owners group.
