Occupancy levels

Maximum occupancy levels in our villas at Highlands Reserve are governed by our rental license issued by Polk County and will be strictly enforced 

3 bedroom villa = 8 
4 bedroom villa = 10 
5 bedroom villa = 12 
6 bedroom villa = 12

Booking deposit 

A 10% reservation deposit will be required to reserve a home, up to a maximum of $250 USD.

Balance payment details 

The balance is due 30 days prior to arrival date and may be paid by any of the following methods: 

Option 1 - Direct bank transfer from US, UK, or Euro bank accounts.

Option 2 - Stripe or Wise secure online payment with debit or credit card.

Option 3 - By international bank transfer using www.wise.com, some extra fees may apply.

Making payments

Credit/debit cards are accepted almost always without surcharge. However, for bookings with a long extended rental period, or for booked tee times, payment for these made with a credit/debit card a card will incur a processing fee of between 1% - 3% (currency dependant) which will be added onto the final balance due. To avoid having to pay this surcharge we would recommend making payment by direct bank transfer from US (ACH), UK (BACS), or Euro (SEPA) bank accounts.

Cancellation policy

Cancellation will only be accepted in writing by email.
Cancellation before the balance is due = Loss of deposit 
Cancellation 30 to 16 days prior to arrival = 50% loss of rental cost 
Cancellation 15 to 1 days prior to arrival = 75% loss of rental cost

No Show = 100% loss of rental cost

We will send a reminder to you before your balance is due and we reserve the right to cancel the booking without compensation if full payment is not received by the due date.

Security deposit

Most of our villas have a charge for Accidental Damage Insurance included in the cost of the rental. For those that do not have ACI included a security deposit of $250 will be required to be held against damages, spills, and breakages, etc. You can pay this with a credit card. Please note your credit card will NOT be debited, but will simply be “authorized” for a maximum of $250. This authorization will be cancelled when the villa has been inspected after your vacation.

Check-in procedure

Check-in is after 4:00 pm and check-out is by 10:00 am.  The precise check-in procedure will vary depending upon which villa you have booked and you will be advised of the details as part of the final payment receipt. Subject to availability it may be possible to pre-book (at additional cost) an early check-in or late check-out.

Swimming Pool 

Use of the swimming pool is at the client’s own risk. Guests are specifically advised not to allow unsupervised children near the pool. No diving is allowed. No glass of any kind is allowed in the pool area and food and drink is specifically barred from being consumed in the pools, spas, and hot tubs. We will provide tables and chairs on our pool decks and food and drink should be restricted to these areas.

Pool heat

Pool heat is available at additional cost. Pool heat is set between 83°F (28°C) and  89°F (32°C). We are  unable to adjust the pool heat. If you arrive and the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off.   If the home has a Spa, you must purchase pool heat for it to be warm as the Spa can only be heated by the pool heater.

Please be aware that during the colder months it is not possible to guarantee the temperature of the pool. If the outside air temperature drops below 55°F (13°C) we cannot guarantee that the heater can maintain the pool temperature. All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 55°F. This is a protective mechanism to prevent the pool pump from breaking by over working to compensate for the cooler weather.  In this case, the water temperature will indeed fall. Heating will automatically restart once the outside temperature goes back above 53°F.   Please note that there are no refunds available when  this situation occurs. Insulating pool blankets are usually available to help to maintain the pool heat when the pool is not in use.


The photographs and descriptions on the website are provided to us by the homeowners and do not form part of any contract. The owners reserve the right to make any changes or improvements to the home and furnishings and fittings. If unintentional errors, mistakes, or omissions occur we cannot accept any liability for these details.

Pets and Animals

Pets are not permitted in the home without our written prior consent at the time of booking.  If you are found to have a pet in the home, you will be asked to leave the home without any compensation and the full security deposit will be forfeited to cover the costs of professional cleaning the carpets and furnishings, etc.   


For the comfort and safety of our guests, smoking is not permitted in any of our homes. However, guests may smoke in the pool area and surrounding gardens.


The agent, homeowners or management company do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused because of the use of the villa or pool by either the guests or any of their visitors to the home. 

The agent, homeowners or management company will not be liable for loss or delay occasioned by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, hurricane, tornado, technical/weather, problems with transport, aircraft grounding, closure of airports or ports, weather conditions or any other event beyond the owner's or agent’s control.

The agent, homeowners or management company do not accept any liability whatsoever and no compensation or other payment will be made for loss, damage or injury caused by war, strikes, adverse weather, disasters, transportation, or other events beyond the owner’s control.

All our homes are privately owned, consequently we reserve the right to move villa bookings into a similar home if circumstances beyond our control result in a client's originally booked villa being cancelled by the owner or their Property Management Company.
